2018 Readers' Choice Award for Monterey Bay Property Management

MontereyRentals.com Policies - by checking “I have read and agree to these policies,” or by completing this reservation, accepting keys or taking occupancy to the Premises, I signify my acceptance of and agreement with the policies herein.  

Check in time is 3 pm.  Check out time is 11 a.m.


This Agreement may be cancelled up to 60 days prior to arrival. The full amount of the rental is due within 60 days of arrival and is non-refundable after that date. The down payment, made at the time of the reservation, is completely non-refundable.

A $35 change fee will be charged to the credit card used to make the original reservation for any change to an existing reservation.


The Premises are located in a residential neighborhood that includes both short-term guests and year-round residents who enjoy living in a tranquil environment. Maximum occupancy rates are strictly enforced.

Special events and/or large parties, such as weddings, receptions, rehearsal dinners, birthday/anniversary celebrations, are strictly prohibited, and are a violation of the rental property owner's rental permit. A small dinner party or gathering for no more than one and one half times the number of guests who are accommodated at the Premises is permitted.

Note: If you are planning an event during your stay, please be sure you have arranged for a venue other than the Premises (contact us for suggestions of alternate venues). If you did not understand these policies when you booked your reservation and wish to cancel your stay, please contact us within 24 hours of making your reservation, and we will fully refund any payment made and cancel any future obligation.

Security Deposits and Accidental Damage Safeguard

Security deposits (if any) are charged to the credit card used to secure the reservation seven days prior to arrival and returned seven days after departure, or an itemized statement indicating the basis for and the disposition of the deposit or any part of it will be provided.

Security deposits, if any, will be held in the trust account of Monterey Bay Vacation Rentals. All or any portion of the security deposit, upon termination of occupancy, may be used as reasonably necessary, to (i) pay any sums still due; (ii) repair damage, excluding ordinary wear and tear, caused by the occupants, by any guests, or by any licensees of the occupants; (iii) clean the Premises; (iv) replace or return personal property or appurtenances.

Accidental Damage Safeguard (“ADS”) is a non-refundable fee for which Monterey Bay Vacation Rentals assumes the liability associated with minor accidental damages to the rented premises or its contents during occupancy relative to this reservation. ADS is not insurance, nor should it be interpreted as such. ADS allows Monterey Bay Vacation Rentals to waive occupants’ responsibility for reported accidental damage up to a maximum aggregate amount of $1,500.00.

ADS becomes effective upon check-in (and may not be purchased after check-in) and terminates upon departure of the occupants or at 11 am on the last day of the rental term (“check-out time”), whichever occurs first. Unreported damages, non-accidental damages, excluded damages, or damages exceeding $1,500.00 dollars are the sole responsibility of the occupants. The purchase of ADS does not in any way negate occupants’ responsibility to care for the Premises as if it were occupants’ own home. The cost to repair damage attributable to occupants or occupants’ invitees due to intentional acts, willful misconduct, gross negligence, abuse of the Premises, violation of these rental policies, or animals will not be paid under the ADS, and remain the responsibility of the occupants.

Damage must be reported to Monterey Bay Vacation Rentals prior to “check-out time.” The ADS applies only to loss or damage to the rented premises or its contents. The applicability of ADS to damaged property (and any determination of the extent of damage and/or the cost of repairs thereof) shall be in the sole and absolute discretion of Monterey Bay Vacation Rentals.

Note:  We understand that accidents happen. You obviously do, too, since you have made this purchase—so please do not hesitate to contact us if accidental damage occurs during your stay. We want to know about it, so that 1) your ADS is applicable, and 2) we can make repairs for both you and future guests.

Cleaning and cleaning fees

-Potential extra fee: there is a $25/hour charge for excessive cleaning beyond the standard checkout cleaning.

Departure housekeeping service includes: Replenishing soap and paper products, vacuuming carpets and rugs, cleaning bathrooms, cleaning crumbs and minor food splatters, unloading dishwasher, dusting furniture and other surfaces, laundering one set of sheets per bed and bath linens that are hung in bathrooms upon arrival, cleaning out wood-burning fireplace, and regular chemical servicing of hot tub (where applicable).

Departure housekeeping service does NOT include: Removing spots (such as coffee, wine, and food) from carpets, rugs, and upholstery; unclogging sewer lines due to paper overload (or items other than tissue put into toilets); cleaning major food spills or baked-on food from appliances; cleaning BBQ; washing/loading dirty dishes; moving furniture back to its original place; window washing to remove fingerprints; laundering multiple sets of sheets and bath linens; removal of paper, food, or foreign items from gas fireplace; removal of sand and pine needles from hot tub (where applicable). If your rental has a hot tub, please wash sandy feet before using, and keep it covered when not in use.

All landscaping, furnishings, appliances, and all mechanical, electrical, gas and plumbing fixtures will be properly used by all occupants, and Monterey Bay Vacation Rentals will be immediately notified of any problem or malfunction.  All repairs or replacements caused by the occupant(s) and/or their guests, excluding ordinary wear and tear, and including repair of drain blockages or stoppages unless caused by defective plumbing parts or tree roots invading sewer lines, will be charged to the credit card provided to secure this reservation. Checking "I have read and agree to these policies" and/or completing this reservation, accepting keys, or taking occupancy to the Premises, shall be proof of authorization to charge said credit card accordingly.

Keys and/or entry codes to the Premises will be available at 3 pm on the arrival date listed in the reservation.

Note:  As we often have guests departing the day you arrive, early check-in or storage of luggage in the room before 3 pm on the day of arrival is permitted only by prior arrangement, for which there may be an additional fee.

As we often have guests arriving the day you check out, late checkout is permitted only by prior arrangement, for which there may be an additional fee. You will be charged a late checkout fee for any time past check out that the Premises is still occupied without prior arrangement. Contact your local representative immediately if your departure may be delayed.

Unauthorized holding over is subject to a minimum charge of 1.5 times the prorated daily rate. Charges for holding over may also include the cost of alternative housing for any guests who may be displaced, as well as any additional housekeeping fees that may be incurred as a result. Checking "I have read and agree to these policies,” or completing this reservation, accepting keys, or taking occupancy to the Premises shall be proof of authorization to charge said credit card accordingly.

General Policies

Those contracting for this rental must be eighteen or older. Occupants will receive notice of occupancy, parking and other terms and conditions that apply to the use of the Premises, and are responsible to ensure that impermissible or inappropriate behavior does not occur at the Premises and that all terms and conditions described herein are met.

Occupants are renting the Premises as transient lodgers from the property owner, who retains full legal, possessory and access rights.

Occupancy is limited to the number of persons for which this reservation was originally made. Visitors are permitted to the extent that the total number of visitors does not exceed twice the number of persons for which this reservation was originally made. Overnight guests are permitted to the extent that the total number of persons sleeping at the Premises does not exceed the total number of persons who may be accommodated in the sleeping accommodations provided in the home. If the Premises are used, in any way, by more or different persons than those scheduled with Monterey Bay Vacation Rentals, (i) Occupants, Authorized Guests and all others may be required to immediately leave the Premises or be removed from the Premises; (ii) Occupants are in breach of this Agreement; and (iii) Occupants/Guests forfeit right to return of any security deposit and are responsible for any expenses relative to the occupancy. Checking "I have read and agree to these poli cies," or completing this reservation, accepting keys, or taking occupancy to the Premises shall be proof of authorization to charge said credit card accordingly.

Condition of Premises: Monterey Bay Vacation Rentals and the property owner make every effort to keep properties in good working order; however, reporting or requesting repairs is not a reason to cancel this Agreement or to receive a refund of any payments made due to the mechanical failure of appliances, video/audio equipment, or any household systems. Occupants will notify Monterey Bay Vacation Rentals upon arrival if anything in or about the premises is found to be damaged or not satisfactorily cleaned.

Access to the Premises by Monterey Bay Vacation Rentals is permitted at any time to make repairs, decorations, alterations, maintenance, or improvements, or to supply necessary or agreed services, to verify compliance with the terms of this Agreement, or in case of emergency. If Premises is offered for sale, occupants will permit it to be shown to prospective buyers, lenders, inspectors or appraisers with reasonable notice.

Should this unit become unavailable for reasons beyond Monterey Bay Vacation Rental’s control, an alternate accommodation may be selected from available properties or the cardholder contracting for this reservation may receive a full refund for any time left unused under this Agreement.

No personal property of the occupants or their guests is insured by Monterey Bay Vacation Rentals or the property owner against loss or damage. Owner does not insure against personal injury to occupants or their guests for any reason other than the condition of the Premises. Occupants agree to carry insurance to protect themselves, their guests, and their personal property from any loss, damage, or injury. Occupants and their guests agree to use Premises at their own risk and indemnify and hold harmless Monterey Bay Vacation Rentals and/or the property owner from any and all liability in regard to their use of Premises. 

In the event of any dispute, the venue is Monterey County, and the laws of the state of California will govern. All parties will mediate any dispute or claim arising from this transaction in Monterey County. In any mediation or court action arising out of this agreement, each party shall be responsible for his own attorney’s fees and costs.

Megan’s Law Database Disclosure: Notice: Pursuant to Section 290.4 of the Penal Code, information about specified registered sex offenders is made available to the public via an Internet Web site maintained by the Department of Justice at http://www.meganslaw.ca.gov. Neither Landlord nor Owner’s Representative are required to check this website. If further information is desired, please obtain information directly from this website.

The Authorized Occupants are individually and completely responsible for the performance of all obligations under this Agreement, jointly and individually with every other Occupant. 

Occupants will not disturb neighbors, will not use the Premises for unlawful purposes, nor violate any law nor commit waste or nuisance upon or about the Premises.

No property will be removed from the site. The Premises will be returned in the same condition as found upon arrival (excluding routine housekeeping, as described above).

This is a non-smoking property. If evidence of smoking is found, damage and/or cleanup costs, including, but not limited to stains, burns, odors, and removal of debris, will be charged to the credit card provided to secure this reservation. Checking "I have read and agree to these policies," or completing this reservation, accepting keys, or taking occupancy to the Premises shall be proof of authorization to charge said credit card accordingly. All occupants will leave the Premises immediately and forfeit any security deposit. 

Policies Specific to this Property

Animals are not allowed on the Premises. If an animal or evidence of an animal is found on the Premises, damage or cleanup costs will be charged to the credit card provided to secure this reservation. Checking "I have read and agree to these policies," or completing this reservation, accepting keys, or taking occupancy to the Premises shall be proof of authorization to charge said credit card accordingly. All occupants will leave the Premises immediately and forfeit any security deposit.

This 3 bedroom, 2 bath house was just perfect for us 3 "girls"! The house was immaculate and well appointed. Bedrooms were comfortable and bathrooms nice. The kitchen had everything we needed. It was a short 5 minute walk to Asilamor Beach and you could hear the ocean waves from the back deck. And - we could actually figure out how to work the TV, unlike so many places that are too techy! Monterey Rentals was very accommodating and great to work with. We all had a wonderful week.

Just completed our second stay at Butterfly Haven, and the third overall with Monterey Bay PM. The property is everything that has been posted already -- Very large and spacious, we had 5 adults the 1st time and 2 this time, and it never felt crowded. Extremely quiet neighborhood, but only a couple blocks from the ocean. Everything is maintained very well, especially the extremely well stocked kitchen. The wifi is very strong and worked well throughout. The owner is obviously a reader as are we, and there are plenty of paperbacks and novels to keep anyone occupied. Michelle from MBPM was extremely helpful in helping with a special request I had this time. There is absolutely no question in my mind, that we will be going back. I'm basically giving it a 4.5 star rating, the only two things that would elevate it to a full 5 stars is if they put in a lockbox at the property. Also the tub design is just weird, we couldn't get it working right.

I came to Monterey with two friends to run the Big Sur marathon. Butterfly Haven worked out great for us. It was close to everywhere we wanted to go. It was very clean, in a nice quiet neighborhood, and had everything we needed. The house was a perfect size for three adults. It has nice furnishings and all the kitchen supplies necessary. We’ve stayed in many rental places and Butterfly Haven was well equipped. It has a very cute backyard where we saw humming birds as we sat out on the little patio. My only complaint is that we had to pick up and drop the key off at the office. It would have been nice to have a way to get it at the house as most do, either in a lock box or a combination lock to the house. Otherwise everything was perfect!

What an amazing home and location! House was clean, comfortable for a full family, well stocked (would have liked a bike pump) with household items and MB Property Management was very easy to work with. The kitchen had everything we could have needed after we hit the grocery store, bathrooms each had soap/shampoos and were modern with great space and showers, and TV in each room was a big plus! We also found extra sheets, blankets, towels, fans, in closets. The neighborhood was quiet and convenient to everything, we walked to the shore each night to watch the sunset and took bikes along 17-mile drive. Already talking about when we can come back! Thank you.

Comfortable, light and airy house w/ a short walk to the ocean and large windows overlooking the backyard. Lovely garden and backyard to sit it and enjoy the birds and the sound of the ocean. All appliances seemed to be in working order. This was our second stay, 11 nights this time, and we are looking forward to visiting again next Spring.

Our only complaint is a relatively minor but annoying one on a continuing basis: It seems incredibly cheap and penny-anty that toilet paper is not provided for the entire 12-day stay. Rent to stay in these lovely homes is not cheap for people of ordinary means and to be told to buy our own toilet paper after several days is quite annoying. It should not come out of the housekeepers' pocket to provide more but should be a rental agency policy to provide toilet paper to last for the renters' length of stay, a week or twelve days.

Our group of 5 adults had a great stay at Butterfly Haven. Upon arrival we found the home to be very clean and well prepared for guests. We loved the large open dining room/living room with all the natural light and lovely view out to the back yard. The sofa, love seat plus two chairs in the living room were very comfortable for watching a moving together. We loved the kitchen with tons of windows and counter space that was large enough for us to congregate over coffee in the morning or cook together in the evening. We loved the privacy of the master bedroom and second and third bedrooms being on opposite sites of the house. BTW, all of the bedrooms were very spacious and comfortable. We loved that we could walk down the hill to the ocean. We appreciated that we could store our bikes securely in the garage when we weren't riding them. We hated to leave and certainly will choose to return to Butterfly Haven as soon as we can.

The Butterfly Haven home was a terrific home in many ways for our family of four. The location of being 1.5 blocks from Asilomar Beach was great and we walked it every morning and sunset. We actually saw whales breaching out of the water our last day roughly 500-700 yards out off the point. Your are only two blocks from the oldest lighthouse on the western coast, Point Pinos which has a very nice tour. Pacific Grove is basically located right between Monterrey and Carmel so everything was close to get to in all three towns. Being right off Ocean Beach Drive gave us easy access to the beauty of the area whether driving north or south. The house itself is extremely comfortable, well appointed and in a very safe, quiet neighborhood. We adventured easily to Big Sur, we motorize biked the 17mile Pebble Beach drive, toured the Monterrey aquarium and ate at great local restaurants like Mando's for Mexican food. I highly recommend this home as it was perfectly located for everything you want to discover on this beautiful coast and coastal towns.

We had a wonderful time in Pacific Grove staying at Butterfly Haven. It was the perfect spot for our stay. The house has amazing space and the kitchen is well equipped. The garden was a perfect spot to unwind in the evenings with a glass of wine. We loved that the house was walking distance to the beach and lighthouse. I would definitely stay here again.

Delightful three bedroom, with spacious living quarters, updated ,fully stocked kitchen, and beautiful view of garden outside. We had a most delightful stay in this peaceful neighborhood, a short walk to the beach. The bathrooms are beautifully remodeled, with heated floors. We would definitely stay again. We hope PG does not limit short term rentals.

A Haven in Pacific Grove

My sisters and I rented this house for the second year and genuinely love it. We love the open plan living room/dining room, great for entertaining, which culminates in floor to ceiling picture windows overlooking the garden. The kitchen is wonderful for multiple cooks and we hosted our family for Christmas Eve and Christmas dinners. I wish that the house were closer to downtown, but it's just off of Asilomar and near the beach and shore walks. The only negative -- the house heats unevenly and tends to be much cooler on the kitchen/master bedroom side and too warm in the other bedrooms. We turned the heat off at night to compensate.

Our family loved this home! The backyard had great landscaping and was a peaceful place to sit. The short walk down the hill to Asilomar Beach was easy and well worth it! We could hear the ocean while sitting in the back yard. It was easy to find and go to restaurants, grocery stores, and of course the Monterey Bay Aquarium.

We would love to go again!

My husband and I spent a the month of February, 2016 at Butterfly Haven! The neighborhood is incredibly quiet. The only sound you will hear is the pounding surf a VERY short distance away. A few things came up regarding the house. Michelle answered our every need immediately!! The backyard is beautiful. A great sunny place to read the paper in the morning. The open concept living room /dinning is very spacious. Lots of couch space for everyone to sit. Loved the work space in the kitchen and the cook top!!! We have rented other houses in Pacific Grove over the past 4 years, we are sold on this rental. Our children came down every weekend and they all agreed this house is wonderful!!! We will be back!!!

The house was well maintained, probably the cleanest summer rental of many I have rented. The décor was well appointed, updated bathrooms and kitchen, well equipped. Nice surprise was the large garden with a charming area of benches and table under the watchful eye of th " Wine God" ( statue).

The house was perfect for our needs. Not only the space but the location. We were disappointed to find dirty dishes not only in the dishwasher but in the cupboards and drawers. We believe the wrong cycle had been used on the dishwasher. We appreciated the amenities -- shampoos, soaps, lotions and plenty of toilet tissue. I would suggest the rental agency know more about what is in the rental that the customer does not have to supply. I would stay at Butterfly Haven again.

Decent, but not worth the "cleaning" fees

The accommodations were good. Our issue was with the cleaning fee and the fact that they expected US to do most of the cleaning. We traveled with 4 adults and 4 kids, kids ranging in age from 16 weeks-5 yrs old. All the kids are VERY well behaved and we are all clean freaks. We barely spent any time at the house, since we were out and about exploring Monterey; we ate only a small breakfast at the house 1 morning, so the rental was pretty much clean when we were ready to leave, and before our last day, I had already emptied out some of the trashcans since one was being used for dirty diapers. The rental property charges a $200 cleaning fee BUT they expect you to wash ALL dirty dishes, EMPTY all trashcans, take all the used sheets off the bed and pile them near the laundry room...and to top it all off, they would "appreciate it" if you'd start a load of laundry for them. EXCUSE ME?!? Then why in the world are we paying a $200 cleaning fee if we're expected to do all of this? AND since they charge a $1000 deposit a week beforehand and don't refund it until about 3 weeks AFTER you're done with the rental, we did all that they asked. So this clean freak family left the place pretty much spotless, probably cleaner than it was upon check-in (since I am anal about disinfecting everything). And for that reason, I say it's not worth renting. The point of a vacation with a $200 cleaning fee is to relax and NOT be cleaning, and NOT worry if your kids touch the windows and leave a few fingerprints. Next time we'll be staying at a Hotel instead, where they do all of the cleaning for us and DON'T charge a $1000 deposit.FYI: Not walking distance to Monterey aquarium or Dennis the Menace park, but very close to a bus stop that will take you to Monterey, and will accommodate strollers. The bus ride is $1.50 per adult, kids free

We couldn’t agree more. The whole point of a vacation is to relax: we definitely do not want our guests to spend their time cleaning. In the past, our check out instructions asked guests to start the dishwasher and a load of towels before leaving. We have since clarified that this is entirely OPTIONAL. (In many cases, our housekeepers have only four hours to clean an entire house between check ins, so starting the dishwasher/washing machine really gives them a leg up time wise and is most appreciated - but it is NOT a requirement.)

Thanks to your input, we have reviewed our policies and deleted references to removing the sheets and taking the trash to the outside bins. (And you won't be charged for fingerprints on the windows.)

Though our cleaning fees may appear high - especially to people from other parts of the country - our housekeepers are all licensed, bonded, and insured. We live in a very expensive area, and we make sure our staff is paid a living wage. In exchange, they are held to a very high standard and they are available on call 365 days a year.

One other note: our security deposits are now refunded seven business days after departure (instead of the 21 days allowed by law). We also offer a non-refundable $59 Accidental Damage Safeguard in lieu of a security deposit.

As you’ve discovered, renting a vacation home is vastly different than renting a hotel room. For some, a hotel (plus maid and room service) is the way to go; for others, all the comforts of home plus the value of not having to eat out at every meal makes a vacation rental a better choice. We certainly hope - no matter which you choose - that your next vacation is more restful than this one. We’re parents too, so we know you deserve it!

I loved the all the windows in the house. The landscaping made the backyard private, so I left the blinds to the 3 large windows open most of the time to enjoy the beauty of the backyard.

The Butterfly Haven was a great house to rent. It was fabulous and well maintained. We were impressed with the Kitchen and Rooms. In fact, we have recommended others to book this house if they are in the area. Thank you.
