We will estimate the likely rental value of your property and advise you as to any improvements that are necessary or recommended in order to obtain the highest rent the market will bear. This information and advice will be customized to your property and based on our years of experience and expertise and is available for only $199.00.

A La Carte Services Long Term

Not all property owners need complete property management services - we realize that.  If you have the time and the interest to do some of the management of your property yourself, you may find that selecting services from our A La Carte menus is the way to go. The A La Carte menus offered by our company include the following professional services. You may elect only one or two services, or you may choose to take advantage of a number of these services that are designed to make long-distance management of your home simple and efficient!

Each of the following services is available for ten percent (10%) of the rent at which you market your property.

Advertise your unfurnished vacancy on the Monterey Bay Property Management website for any length of time that it takes to get the property rented.

Review applications, perform background and credit screening of applicants, verify employment, interview past landlords of applicants.

Prepare lease agreement and other documents as required by law, including required federal, state, and county disclosures.

Review lease agreement with selected applicant and obtain signatures on lease and other documents as required by law; prepare and provide to applicant required federal, state, and county disclosures; secure signatures and/or receipts where required; collect first month's rent and security deposit from tenant; provide tenant with keys, other opening devices, and a move-in inspection form. Forward rent and security deposit to owner.

Our Tenant Locator Service is comprised of the following services:

survey subject property to estimate likely rental value and advise Owner as to any improvements that are necessary or recommended in order to obtain the highest rent the market will bear;

advertise subject property on Monterey Bay Property Management's website and approximately a dozen other websites; place For Rent sign on property;

coordinate cleaning and minor maintenance if needed (with property owner's prior approval); coordinate duplication of keys and/or changing of locks if needed;

coordinate and facilitate applicants viewing property;

review applications, perform background and credit screening of applicants, verify employment, interview past landlords of applicants; interview applicants and select the most highly qualified applicant;

prepare lease agreement; review lease agreement with selected applicant and obtain signatures on lease and other documents as required by law;

prepare and provide to applicant required federal, state, and county disclosures; secure signatures and/or receipts where required;

collect first month's rent and security deposit from tenant; provide tenant with keys, other opening devices, and a move-in inspection form.

The Tenant Locator package of services is available for five percent (6%) of the annual lease amount.
