A La Carte Services - Long
Term
Each of the following services
is available for ten percent
(10%) of the rent at which you
market your property.
Advertise
your unfurnished vacancy on
the MBPM website for any
length of time that it takes to
get the property rented.
Advertise
subject property on MBPM vacancy
line (available to prospective
tenants 24 hours per day, 7 days
per week);
Review
applications, perform background
and credit screening of
applicants, verify employment,
interview past landlords of
applicants;
Prepare
lease agreement and other
documents as required by law,
including required federal,
state, and county disclosures;
Review
lease agreement with selected
applicant and obtain signatures
on lease and other documents as
required by law; prepare and
provide to applicant required
federal, state, and county
disclosures; secure signatures
and/or receipts where required;
collect first month's rent and
security deposit from tenant;
provide tenant with keys, other
opening devices, and a move-in
inspection form. Forward rent
and security deposit to owner
Our Tenant Locator Service is
comprised of the following
services:
survey subject property
to estimate likely rental
value and advise Owner as to
any improvements that are
necessary or recommended in
order to obtain the highest
rent the market will bear;
advertise subject
property on MBPM website and
at least one other website
of MBPM's choice; advertise
subject property on MBPM
vacancy line (available to
prospective tenants 24 hours
per day, 7 days per week);
place For Rent sign on
property; advertise subject
property in appropriate area
newspaper at direction of
Owner; advertise subject
property in vacancy list
available to passers-by
outside office of MBPM;
coordinate cleaning and
minor maintenance if needed
(with property owner's prior
approval); coordinate
duplication of keys and/or
changing of locks if needed;
coordinate and facilitate
applicants viewing property;
review applications,
perform background and
credit screening of
applicants, verify
employment, interview past
landlords of applicants;
interview applicants and
select the most highly
qualified applicant;
prepare lease agreement;
review lease agreement with
selected applicant and
obtain signatures on lease
and other documents as
required by law;
prepare and provide to
applicant required federal,
state, and county
disclosures; secure
signatures and/or receipts
where required;
collect first month's
rent and security deposit
from tenant; provide tenant
with keys, other opening
devices, and a move-in
inspection form.
The Tenant Locator package of
services is available for five
percent (5%) of the annual lease
amount.
