A LA CARTE SERVICES for your Long-Term OR your Vacation/Corporate Rental Property

Not all property owners need complete management services - we realize that.  If you have the time and the interest to do some of the management of your property yourself, you may find that selecting services from our A La Carte menus is the way to go. You may elect only one or two services, or you may choose to take advantage of a number of these services that are designed to make long-distance management of your home simple and efficient!

If you are just getting started with the rental of your property, we recommend our survey service, during which we will meet with you (or go to your property unaccompanied, if you are unavailable) and evaluate its rental potential. We will estimate the likely rental value of your property and advise you as to any improvements that are necessary or recommended in order to obtain the highest rent the market will bear. This information and advice will be customized to your property and based on our years of experience and expertise and is available for only $199.00.

 A La Carte Services - Long Term

Each of the following services is available for ten percent (10%) of the rent at which you market your property.

Advertise your unfurnished vacancy on the MBPM website for any length of time that it takes to get the property rented.

Coordinate cleaning and minor maintenance if needed (with your prior approval); coordinate duplication of keys and/or changing of locks if needed;

Place a For Rent sign on the property;

Coordinate and facilitate applicants viewing property;

Review applications, perform background and credit screening of applicants, verify employment, interview past landlords of applicants;

Prepare lease agreement and other documents as required by law, including required federal, state, and county disclosures;

Review lease agreement with selected applicant and obtain signatures on lease and other documents as required by law; prepare and provide to applicant required federal, state, and county disclosures; secure signatures and/or receipts where required; collect first month's rent and security deposit from tenant; provide tenant with keys, other opening devices, and a move-in inspection form. The Tenant Locator package, including our Survey Service and all  of the services listed above, is available for five percent (5%) of the annual lease amount.

 A La Carte Services - Vacation/Corporate

If you are more experienced with the rental of your property, are accustomed to managing your property yourself, and are simply looking for more exposure, you may want to consider one of our listing packages.

Advertise your property on the highly visible MBPM website, so that your property is exposed to potential guests both locally and internationally - six photos, $249 per year; each additional photo, $25 per year. Add your video tour link to your listing - $25; add your floor plan to your listing - $25. Your listing includes a calendar that will display your availability to your guests and potential guests.

Add your property to our featured directories (luxury properties, walk to town, pet friendly, close to water, etc.) - $49 each directory.

Are you busy? Can't be as available as you would like to be to book your property? Try one of these services:

We book your property and forward booking information to you for 10% of rental amount.

We book your property and prepare rental agreements; we forward booking information and rental agreements to you - 15% of rental amount.

We obtain guest signatures on rental agreements; collect rent and security deposit and forward to you; 10% of rental amount.

And we can provide you with any of these services on an "as needed" basis:

We provide your tenants/your vacation rental guests with your keys and other opening devices to your property - $25.

We contract for housekeeping services following the departure of your tenants/ your guests (with your designated housekeeper or one we provide) - $25 plus cost of housekeeping. OR we contract for housekeeping service AND inspect the housekeeping to determine that the housekeeping is being done to your standards, that the appropriate supplies are being left for incoming residents, and to alert you of any need for routine maintenance items.- $65 plus cost of housekeeping.

We contract for carpet cleaning services - $25 plus cost of cleaning.

We are available to contract for emergency maintenance service 24 hours a day for plumbing, electrical, sewer, and other problems - $50 per call.

We provide a shopping service for household goods, insuring that your vacation rental guests do not want for anything during their stay - $50 per call.

We offer a monthly newsletter that describes current market conditions, contains tips and tricks of the trade designed to help make your property more rentable, and lets you know about things going on in the community where your property is located - your choice of a letter geared to long term landlords or vacation rental landlords - $60 per year.

You may choose as few as one of the services or any combination of services that will best meet your needs.
